A recent development coming out of the west coast is the leasing
by commercial property owners of rooftops, ideally flat and extensive,
to utility companies. The utilities then cover the rooftops with solar
panels and generate power, not for the residents of the buildings, but
to feed their grid for resale. It's a win-win situation in which the
property owner opens an income stream by putting dormant resources to
use, and the utility has a new, inexpensive source of power.
A company called ProLogis has aggressively entered this market
by recently leasing rooftop property in Fontana, CA to Southern
California Edison and property in Portland, OR to Portland General
Electric. What I am striving to find is a copy of one of these
agreements, or something similar, involving solar panels, from another
partnership between property owners and utilities. I have scoured the
SEC filings of ProLogis with no luck, I think because both agreements
are so recent (both this year).
