    I'm a little late to the party, but no one else mentioned Strambovsky v. Ackley, 169 A.D.2d 254 (1991), in which the judge gleefully declares a house legally haunted, asks the plaintiff "Who you gonna call?" and says that strictly speaking the defendant didn't leave the house "vacant" per the contract, since there was a ghost still in it.
